Taylor Equities has a unique perspective and understanding when it comes to broker incentives. Given our principal started off as a broker himself, we understand the value in getting the “first look” as well converting commissions to passive income and long term investments.
1. Broker Protection: We understand the discrete nature of off-market listing. The vast majority of our acquisitions are done off-market. TE will protect your commission and even pay additional commissions to make sure the deal is mutually profitable.
2. Equity Participation: We want to buy the deal that you want to buy and therefore we encourage you to invest with us.
3. Listings: We always give the listing back to the agent that sold us the property. Loyalty is hard to find in this business, but our agent relationships are paramount to our success.
Example #1
- $10,000,000 acquisition the agent makes 5% or $500,000
Example #2
- $10,000,000 acquisition the agent makes 5% of $500,000 and decides to invest all of it. The total equity contribution is $3,000,000 and the deal makes a 2x multiple in 5 years. We sell the property for approximately $14,000,000. The agent makes 5% on the sale of $14,000,000 or $700,000. The agent’s total compensation on this one deal while facilitating the acquisition, disposition and investing in the deal equals $500,000 + $500,000 + $700,000 = $1,700,000
